Who Supplies the Materials?

Why Letting Your Design-Build Contractor Supply the Materials Makes Sense

When planning a home remodeling project, there are countless decisions to make; things like budget, timeline, design, and materials, just to name a few. One important choice that often gets overlooked, yet can significantly impact the success of your project, is who supplies the materials.

Homeowners sometimes choose to provide their own materials in hopes of saving money. While that approach may seem cost-effective at first, our experience has shown that it often leads to unexpected challenges and added expenses.

At Odd Fellows Contracting, we operate as a design-build contractor, meaning we manage both the design and construction process under one roof. One of the key advantages of this approach is our ability to source and supply materials on your behalf. This ensures quality, compatibility, and accountability from start to finish. Here’s how that choice benefits you.

Streamlined Process from Start to Finish

When the design-build contractor supplies the materials, the entire project becomes more cohesive. Instead of juggling multiple vendors, suppliers, and timelines, you have one team responsible for everything.

This streamlined approach:

  • Reduces miscommunication.
  • Eliminates scheduling conflicts.
  • Keeps the project moving efficiently.

Because our design team, construction team, and suppliers are aligned, decisions are made faster and with fewer surprises.

Better Cost Control and Fewer Surprises

Many homeowners assume sourcing materials themselves will save money.  In reality, it often leads to unexpected costs.

At Odd Fellows Contracting, we:

  • Leverage established supplier relationships to get best pricing or lead times.
  • Secure contractor pricing that is not available to the general public.  For example, our costs for some products are less than half what a customer might be able to purchase if they went directly to the supplier.
  • Accurately estimate material quantities to avoid over-ordering or shortages.

When we supply the materials, pricing is clearly defined upfront, helping you avoid last-minute change orders, rush fees, or wasted materials.  Additionally, we ensure that products arrive on time to make sure that we don’t have delays due to materials not being available on site when needed.  Our scheduling system is built around product and personnel availability to ensure that the work in your home is done efficiently.

Reduced Risk and Clear Accountability

One of the biggest benefits of contractor-supplied materials is clear responsibility.

If a problem arises (damaged materials, incorrect specifications, or delays) there’s no finger-pointing between contractor and supplier. We take full responsibility for:

  • Ordering
  • Delivery
  • Storage
  • Installation

That means fewer headaches for you and faster resolutions when issues do occur.

One example involved a bathroom remodel where the homeowner chose to supply their own soaking tub faucet after finding one they liked on sale. Once installed, we discovered the faucet spout was slightly too short, causing the water to flow directly into the tub’s overflow rather than into the basin. As a result, the tub would never actually fill. It drained as quickly as it flowed in.

Understandably frustrated, the homeowner asked that the faucet be returned and replaced. However, because the fixture had been purchased by the homeowner, we were unable to return it on their behalf, and it was no longer eligible for return due to installation and the expired return window.

Had we sourced the faucet ourselves, we would have taken full responsibility for ensuring proper fit and function and would have replaced it as needed…even if that meant absorbing the cost. This situation highlights one of the advantages of having your contractor supply key fixtures as part of the project.

Improved Scheduling and On-Time Delivery

Construction schedules depend heavily on material availability. When materials are delayed, the entire project can stall.

Because Odd Fellows Contracting manages material procurement, we:

  • Order materials at the right time.
  • Coordinate deliveries with construction milestones.
  • Adjust schedules proactively if supply chain issues arise.

This level of coordination helps keep your project on track and minimizes downtime.

Less Stress for You

Ultimately, letting your design-build contractor supply the materials means less work and less stress for you.

You won’t have to:

  • Track orders.
    • We schedule our projects based on material and personnel availability. This means we can minimize delays and stay working on the remodeling project.
  • Coordinate deliveries.
    • Some products require a forklift for offloading or may require multiple individuals to carry or move.
  • Worry about storage or damage.
    • We have the warehouse space to store your cabinets or other materials to make sure they are protected and available.
  • Manage compatibility issues between materials and design.

Instead, you get a single point of contact and a team fully invested in the success of your project.
