Deck Protection Upgrades That Pay Off in the Long Run

At Odd Fellows Contracting, we know that building or remodeling a deck is a big undertaking that adds value to your home, typically returning about 40-50 percent of your investment. Whether you’re dreaming of backyard barbecues or quiet mornings with a cup of coffee, your deck should be built to last.

That’s why deck protection upgrades are so important. A few smart choices today can save you thousands in repairs down the road, while also keeping your deck looking and performing its best.

Deck Upgrades

Here are the six upgrades we recommend to Michigan homeowners who want real long-term value from their outdoor space.

Ledger Flashing: The Unsung Hero

One of the most common causes of deck failure is rot at the ledger board (the piece that connects your deck to your home). Moisture can seep in between the house and the deck, causing serious structural problems over time. This is especially an issue in Michigan’s freeze-thaw climate, which can quickly create issues with water damage and rot.

The fix? Proper ledger flashing. This simple yet critical detail prevents water from entering and keeps your deck securely attached to your house. At Odd Fellows, we never skip this step. It’s one of those upgrades you don’t see, but you’ll be glad it’s there for decades.

Joist and Beam Protection Tapes

Decking boards often get all the attention, but it’s the framing underneath—joists, beams, and ledger boards—that really support your deck’s lifespan. These hidden components are made from pressure-treated wood, but that doesn’t mean they’re waterproof.

Installing joist and beam protection tape (like Trex® Protect or similar) seals the tops of joists and beams to prevent water infiltration. This stops rot before it starts, especially around screw holes where water can pool.

Joist and beam protection tape is a small upfront cost with a big return. In fact, this type of upgrade can extend the life of your framing by years.

Under-Deck Drainage Systems

If you’re building a second-story deck or planning to use the space underneath your deck for storage, don’t skip an under-deck drainage system.

Products like Trex® RainEscape® keep the area below your deck dry by channeling rainwater away from the joists. That means:

  • You can expand your outdoor living space by protecting the area below your deck from the elements
  • Your under-deck outdoor furniture or gear stays protected from rain, snow, and sun
  • You can create a finished under-deck area with gas, electric, lighting, and more
  • Your deck framing stays drier and lasts longer

Especially here in Michigan, where snow melt and rain are a part of life, under-deck drainage is a worthwhile consideration.

Upgraded Fasteners and Hidden Clips

Fasteners (like screws, nails, and clips) might not be the flashiest deck choice, but they make a huge difference in both appearance and durability. Cheap or improper fasteners can rust, corrode, and loosen over time. Worse, they can cause staining or weaken your decking boards.

We recommend using stainless steel or coated fasteners, especially if you’re near a lake or have composite decking. Hidden fastener systems also give your deck a clean, seamless look while reducing splitting and cracking. Plus, it makes for a smoother surface for bare feet.

Quality Stain and Sealant (For Wood Decks)

If you choose a natural wood deck, don’t forget the importance of sealing and staining. Between summer sun, fall leaves, and winter ice, Michigan’s changing seasons can be especially tough on wood. Unprotected boards can quickly crack, warp, and grow mildew (all of which create issues for deck longevity).

Applying a high-quality stain and water-repellent sealant protects your deck’s color, structural integrity, and lifespan. You’ll need to reapply every couple of years, but the payoff is huge in terms of both appearance and protection.

Composite Decking

If you’re building new or replacing old decking, composite materials are worth serious consideration. While composite does come with a higher upfront cost, it offers long-term savings in both time and money.

With composite, you won’t need to stain, seal, or worry about splinters or rot. Plus, it holds up beautifully against Michigan’s harsh winters and humid summers. All you need to do is mop it with a soft brush twice yearly (in addition to immediately cleaning up any messes or spills).
